Property management

Rent, maintenance, owners, and tenants. One portal you own instead of a per-unit fee you rent.

Property managers pay for software by the unit, every month, forever. The portal charges the tenant a fee to pay rent, keeps the margin, and the manager still reconciles everything in a spreadsheet.

These two apps are the everyday core of that work: a rent roll you can mark paid and a maintenance log you can dispatch from. Try them, then see what a portal you own does with a real backend.

The workarounds we replace

Every one of these is a real scenario from an intake call.

Paying rent to your software vendor

Per-unit fees scale with your portfolio, and the ACH margin goes to the platform, not to you.

Maintenance lives in texts

A tenant texts the manager, the manager texts the vendor, and nobody knows what it cost until the invoice shows up.

Owner statements by hand

Month end means exporting three reports and rebuilding them in Excel for each owner.

What the full portal adds

Customer portals: typically $18–28K, 8–12 weeks. Fixed price after discovery.

  • Tenant portal with ACH rent. Tenants pay in your app at your cost. The margin stays with you, not a per-unit vendor.
  • Maintenance from the tenant's phone. Requests with photos, vendor dispatch by text, status the tenant can see.
  • Owner statements that build themselves. Income, expenses, and reserves per owner, per LLC, on the first of the month.
  • Leases and documents. Signed leases, notices, and renewals in one place, with e-signature.
  • Installable mobile app. The same portal on the couch and on site, no app store required.
  • You own it. The code, the data, and the platform are yours the day it launches.

Questions people ask

Why build a custom portal instead of using AppFolio or Buildium?

Per-unit fees grow with your portfolio and never stop. A custom portal is a one-time build you own, with ACH margin that stays in your business. Our worked example at 500 units comes out ahead in the first year, and the page linked below shows the math.

How long does a property management portal take to build?

A tenant portal with rent collection and maintenance typically takes 8 to 12 weeks. Adding owner reporting, multi-LLC accounting, and vendor management extends that toward 14 weeks.

Is this rent roll free for landlords to use?

Yes. No account, no fee, and nothing you enter leaves your browser. It's a working demo of the everyday screen inside the portals we build.

Can tenants submit maintenance requests here?

This version is for the manager's side only. The full build gives tenants a portal to submit requests with photos, track status, and get notified when the vendor is scheduled.
