Rent roll
About the rent roll
The rent roll is a free property management tool for landlords and small management companies. Add each unit with the tenant, monthly rent, due day, and lease end, then track this month's payments. The summary shows the total rent roll, what's collected, what's outstanding, and occupancy.
It's saved in this browser, on this device. The portals we build for property managers take the same rent roll and add the part that matters: tenants paying by ACH inside your own app, at your cost, with the margin staying in your business instead of going to a per-unit software fee.
- Add a unit with the property, tenant, rent, and due day
- Mark rent paid as it comes in, or flag it late
- Watch collected, outstanding, and occupancy update
- Load a sample portfolio to see it full, or export a backup
Questions people ask
Is this rent roll free for landlords to use?
Yes. No account, no fee, and nothing you enter leaves your browser. It's a working demo of the everyday screen inside the portals we build.
Can tenants pay rent through this?
Not in the free version, which has no backend by design. The full build has a tenant portal with ACH payments at your cost, roughly $0.40 per transaction while tenants pay $2.49, so the margin is yours.
How much does a custom property management portal cost?
Customer portals typically run $18–28K and 8 to 12 weeks. Larger portfolios with owner reporting, multi-LLC support, and a full maintenance workflow run toward $45K. You get a fixed price after discovery.
